KIRE Builders joins the design team early for constructability review, prices the drawings at each design milestone, and value-engineers before the details are locked.
Lines up the key trades early, compares bids side by side, and locks in pricing before work begins, helping keep the schedule and budget on track.
Builds and runs the master schedule, sequences the trades, and manages RFIs, submittals, change orders, and monthly pay applications.
Coordinates city and special inspections and walks each phase of work before it is covered, so problems are fixed while they are still manageable.
Completes the final punch list, passes final inspections, and gets the city's approval to occupy the building.

Joshua Santa, co-founder and Principal of KIRE Group and KIRE Builders, started framing houses at 16. He went on to run his own general contracting company and complete more than 100 construction projects before co-founding KIRE. That background shapes every KIRE Builders jobsite: the people making construction decisions have done the work themselves.
